Calamandrana, Asti, Piemonte, 14042, Italia
Nestled among the vineyards and hills of Piemonte, La Villa d’Amis is more than a home – it’s a story. Lovingly restored, this unique country house is currently divided into four independent units, each with its own character, soul, and view.
Set just above the historic village of Calamandrana Alta, this home offers a rare blend of privacy, beauty, and connection.
Though neighbors are close by, the house sits elevated on the hillside, completely shielded from view – allowing you to look out over tiled rooftops and the medieval castle, while remaining unseen.
The atmosphere is serene: birdsong, vine-covered slopes, and the distant chimes of the village bell are all that interrupt the silence. A peaceful retreat surrounded by nature, yet only moments from the heart of village life.
“Every evening, from your quiet spot in Bruciati, the sun sets behind the castle of Calamandrana Alta – un momento di pura bellezza, while you remain hidden, embraced by nature.”
Whether you envision a boutique hospitality business, a multi-generational retreat, or a home with space to live and host with intention, This house offers endless possibility- wrapped in beauty, simplicity, and light.
Apartment 1 – The Authentic One
Located at the northwest end of the property, this apartment stands out for its charm, flexibility, and authentic Piemontese character. With its own panoramic views and the option to connect to both the cantina and the central unit, it can serve as a private guest suite, an independent rental, or a seamless extension of the central unit.
On the ground floor, you’ll find a cozy kitchen and living area with a fireplace, along with a storage room.
Upstairs, two light-filled bedrooms and a bathroom – all with views across the stunning countryside.
A quiet corner with a strong heart. Rooted in tradition, landscape and tranquility..
Apartment 2 – The Central Heart
At the center of the building lies the largest apartment—spanning two full floors and offering both flow and functionality.
It has direct access to the front courtyard and, through a corridor that runs via the cantina, it also opens up to the back garden and patio – uniting both sides of the property.
On the ground floor, a spacious living room, a kitchen with a typical Piemontese fireplace made in Luserna stone – and you have a storage room with a door connecting to the cantina and the back gardens.
Upstairs, on the first floor is a hallway that connects to four bright, well-proportioned bedrooms and a bathroom. This floor also has a panoramic balcony with sweeping views of the surrounding vineyards.
If a house has a soul, this is where it breathes. Open to the light, steady at the center.
Apartments 3 & 4 – The Garden View Duo
Positioned at the southeast end of the house – closest to the pool, vineyards, and garden- these two connected apartments offer flexibility and a true holiday feeling.
On the ground floor, the first unit includes a good size eat-in kitchen and living room with a small fireplace, a bathroom, and two luminous bedrooms, and access to the courtyard and the garden.
Upstairs, the second unit opens onto a wide terrace where the vineyard begins just a few steps away – so close you can pick fresh grapes right from the edge. This unit comes with a spacious combined living room and kitchen with a fireplace, three bedrooms, and a bathroom – making this a perfect guest or rental space with postcard views of the pool and valley.
Barefoot breakfasts. Afternoons with grapes in hand. This terrace lives with the vineyard, not beside it.
Shared Indoor & Outdoor Spaces
Indoors;
The original vaulted cantina has been preserved and transformed into a welcoming space for wine tastings, intimate dinners, or cozy evening gatherings.
Outdoors; The former garage is now a stylish communal dining room – with doors opening at both ends to let the air and light move freely while guests gather around the long table. A panoramic above-ground pool offers refreshing dips with breathtaking views. Several private patios, terraces and balconies give each apartment its own slice of nature. The grounds are alive with the rhythm of Piemonte: cherry, fig, green apple, peach, plum, apricot, strawberry, and kiwi trees share space with hazelnuts and vines of Dolcetto, Barbera, and Moscato- inviting you to live with the land, not just on it.
